Growing demand for homes on the Greek islands pushed average property selling prices higher in the second quarter (Q2) of 2026, according to data released on Tuesday by leading Greek real estate platform Spitogatos.
The average selling price for a property on the Greek islands reached 2,941 euros/m2 in Q2, marking a 5.9% increase compared with the same period in 2025.
Prices on the Ionian Islands also rose 5.9% year-on-year, reaching an average of 2,531 euros/m2.
Crete recorded the strongest annual increase among the island regions tracked by Spitogatos. Average prices reached 2,250 euros/m2, up 6.9% from a year earlier. Spitogatos analysts noted that average selling prices on Crete have increased by 50% over the past five years.
Who’s Buying?
Americans are the top buyers of homes on the Greek islands in the second quarter of the year (April to June 2026). Followed by buyers from the UK, Germany, the Netherlands and France. The majority of buyers are interested in acquiring homes in the Cyclades, the Dodecanese, and on Crete. The Cyclades also attracted strong interest from Greek buyers, with Amorgos and Antiparos recording the largest annual increases in selling prices. On tiny Antiparos, the average selling price surpassed that of Mykonos.
Among the Ionian islands, the highest annual increases were recorded on Paxos and Kefalonia. In the Sporades, the highest selling prices were found on Skiathos, followed by Alonissos, Skyros and Skopelos. In the Dodecanese islands, the highest average asking prices were found on Patmos, Astypalaia and Kalymnos. And on Crete, demand was particularly strong in Q2 for properties in the regions of Chania, Rethymno, Heraklion and Lasithi.
