In recent years, the Athenian Riviera has become a magnet for investors—but what’s changing now is their age.
“We’re seeing a sharp rise in interest from buyers under 40, who bring a fresh philosophy and different expectations to the real estate market,” says Corina Saia, CEO of Premier Realty.
From Yields to Long-Term Value
One of the most notable shifts is in investment strategy. Older buyers once chased short-term rental yields, but younger investors now prioritize long-term capital growth and wealth preservation.
Around 60–70% of those under 40 aim to build value over the next decade, while only 30–40% still focus on rental income. “Returns have narrowed, but capital gains are strengthening,” notes Saia. This marks a maturing luxury market in Athens, where stability and enduring value take precedence.
Expanding Horizons
The new wave of buyers is targeting high-end homes with sea views and premium specifications, investing from 1 million euros up to more than 5 million euros. As prices rise in central Riviera hotspots, interest is expanding southward to areas like Anavyssos, Sounio, and Lavreotiki—places seen as having greater potential for future appreciation.
Today, roughly one in four investors (20–25%) in the Athenian Riviera is under 40, compared to just 8–10% five years ago. This shift reflects a generation that views property not just as shelter, but as both an investment and a lifestyle choice.
Smart, Sustainable, and Flexible
Energy-efficient and “smart” homes are in strong demand—30–40% higher among younger investors—featuring solar panels, insulation, and low environmental impact. Luxury apartments and maisonettes priced from 7,500 to 12,000 euros per square meter lead the market, exceeding 13,000 euros in prime coastal areas.
Remote work has further boosted interest in homes that combine comfort and seaside living.
“The new generation is reshaping the real estate map,” says Saia. “They seek not just luxury, but lasting value.” The Athenian Riviera is fast becoming one of the Mediterranean’s most dynamic hubs, where lifestyle meets long-term investment.
