Demand and prices for homes on Greek islands kept climbing among foreign investors in the second quarter of 2026, with buying interest coming from every direction, according to data from Spitogatos.
The sharpest price increase was seen in Crete compared with the second quarter of 2025, where prices have risen 50% between the second quarter of 2021 and the second quarter of 2026.
Looking at international demand for homes for sale on Greek islands in Q2 2026, the United States ranks first, followed by the United Kingdom, Germany, the Netherlands, and France.
Interest from potential foreign buyers is concentrated mainly on the Cyclades and the Dodecanese, followed by Chania, Corfu, and Heraklion.
Among domestic buyers, the Cyclades also rank first, followed by the Heraklion regional unit, the Argosaronic islands, the Chania regional unit, and the Dodecanese.
Cyclades
The Cyclades remain one of Greece’s most popular island destinations, blending cosmopolitan islands with quieter, alternative choices. Each island’s distinct character shapes a varied landscape that shows up in the housing market too. In the second quarter of 2026, average asking sale prices followed different trends across the individual islands.
Small annual declines of 1% to 6% were recorded in Mykonos, Folegandros, Santorini, Sikinos, and Andros, while Naxos held relatively steady. Amorgos and Antiparos, by contrast, posted the strongest annual increases.
Notably, in the second quarter of 2026 demand in Antiparos surpassed that of Mykonos, in a market with a much smaller available housing stock. The composition of supply in Antiparos also stands out: of 149 apartments listed for sale in the second quarter of 2026, 104 were newly built homes. As the table below shows, the highest average asking sale prices in the Cyclades were recorded in Antiparos, at €7,600 per square meter, Mykonos, at €7,059 per square meter, and Paros, at €5,263 per square meter.
Ionian Islands
The Ionian Islands stand out for their distinct character and natural beauty, remaining a steady favorite for both Greek and foreign visitors. That appeal is reflected in the housing market as well.
In the second quarter of 2026, average asking sale prices rose across most of the Ionian Islands compared with the same period in 2025, with only Kythira posting an annual decline. Paxos and Kefalonia recorded the highest annual increases. Paxos posted the highest average asking sale price, at €3,846 per square meter, followed by Lefkada at €3,302 per square meter and Kefalonia at €2,531 per square meter.
Sporades
With their lush green landscapes, distinctive beaches, and each island’s own character, the Sporades are a popular destination, especially during the summer months. In the housing market, average asking sale prices showed relatively modest annual changes across most of the Sporades in the second quarter of 2026. Skiathos remains the Sporades island with the highest average asking sale price, at €3,521 per square meter, followed by Alonnisos at €2,667 per square meter, Skyros at €2,402 per square meter, and Skopelos at €2,154 per square meter.
Crete
Crete, Greece’s largest island, combines a rich history and distinctive landscape with a wide range of destinations, keeping housing demand steady year-round. In the second quarter of 2026, average asking sale prices rose across Crete’s regional units, with Rethymno, Chania, and Heraklion all posting annual increases compared with the same quarter in 2025. Chania regional unit continues to record the highest average asking sale price, at €3,102 per square meter, followed by Rethymno at €2,202 per square meter, Heraklion at €2,200 per square meter, and Lasithi at €1,944 per square meter.
North Aegean Islands
Ikaria holds a distinctive place among the North Aegean islands, known for its unique way of life, traditions, and cultural events. In the second quarter of 2026, every island in the North Aegean recorded an annual rise in average asking sale prices compared with the same quarter in 2025. Ikaria kept the highest average asking price, at €1,846 per square meter, followed by Chios at €1,533 per square meter, Lesvos at €1,136 per square meter, and Samos at €1,059 per square meter.
Dodecanese
With their distinct island character, natural beauty, and rich historical heritage, the Dodecanese remain a popular destination for visitors from Greece and abroad. That momentum shows up in the housing market too, where the second quarter of 2026 brought mixed trends in average asking sale prices. Leros and Kalymnos stood out with the largest annual increases compared with the same quarter of 2025, with prices in Leros up more than 30% and in Kalymnos up close to 20%. Patmos remains at the top of the Dodecanese for average asking prices, at €5,000 per square meter, followed by Astypalaia at €4,000 per square meter and Kalymnos at €2,759 per square meter.
