New ENFIA Tax Arrives

Over 7 million Greek property owners will receive the 2026 ENFIA tax bills this week, with most seeing no change, while low-income families, large households, and insured homes benefit from discounts, and new property owners face higher charges

Greek authorities have begun sending out the 2026 ENFIA property tax bills to over 7 million property owners across the country. For most taxpayers, the amounts will remain the same as last year, as there have been no changes to property values, tax rates, or the tax scale.

The ENFIA tax can be paid in 12 monthly installments, with the first due at the end of March and the final payment in February 2027.

Who Benefits from ENFIA Discounts

Certain categories of taxpayers will see significant reductions:

  • Low-income households
  • Families with three or more children
  • Individuals with over 80% disability
  • Owners of main residences in small towns or rural settlements
  • Properties insured against natural disasters

Discounts range from 10% to 100%, depending on eligibility. For example, homes insured against natural disasters like earthquakes, floods, or fires for the full year of 2025 are eligible for a 10–20% reduction. Owners in settlements with up to 1,500 residents outside the Athens region may see a 50% discount on their primary residence, with combined reductions reaching up to 70% if also insured. Families meeting income and property value criteria may also receive full exemptions.

Who Will Pay More

Property owners who acquired new real estate in 2025—through purchase, inheritance, gift, or regularization of unauthorized extensions—will face higher tax bills. Additionally, owners of properties valued over €400,000 will pay an extra surcharge on the main tax.

How the Tax is Calculated

The final ENFIA amount depends on information reported in the E9 property form, the value and characteristics of the property, its location, and the owner’s family and income situation.
