Student accommodation and soaring rental prices are once again emerging as one of the biggest challenges facing thousands of students and families across Greece, particularly as university admission results are announced and new students begin searching for housing.
According to Greece’s largest property listings platform, xe.gr, demand for smaller apartments has surged, making the search for student housing increasingly difficult. Short-term rentals, rising energy costs and shifting social trends have reshaped the market, while limited supply has turned small apartments into a scarce resource. In Attica, just one in five rental listings on xe.gr is 55 square metres or smaller.
Athens Student Rental Map: Prices Continue to Climb
Data from xe.gr for 2026 show significant differences in student rental prices across Athens, with costs varying considerably depending on the neighbourhood.
In Zografou, a district popular among students due to its proximity to university campuses, the average rental price has reached 11.83 euros per square metre, marking a 6.30% annual increase compared with 2025. A 35-square-metre studio apartment costs approximately 420 euros per month.
In central Athens, the average rental price stands at 12.58 euros per square metre, recording the highest annual increase at 7.30%. A typical 35-square-metre studio rents for about 440 euros.
In Kallithea, the average price is 11.53 euros per square metre, up 5.70% from the previous year. A 35-square-metre studio costs approximately 400 euros.
In Egaleo, average rents stand at 10.90 euros per square metre, following a 6.90% increase. Students can expect to pay about 380 euros for a 35-square-metre studio.
In Piraeus, the average rental price is 11.40 euros per square metre, with the smallest annual increase among the areas examined, at 2.40%, with a 35-square-metre studio costing roughly 400 euros.
