As university admission results are released, the annual search for student housing has begun — and with it, a sharp rise in rental prices, particularly in major university cities such as Athens, Thessaloniki, Patras, and Komotini.

In Athens, the cost of renting small apartments up to 50 square meters varies significantly by area. In Neos Kosmos, a 35 sq.m. apartment now rents for €490 to €690. In Kallithea, prices for 40–50 sq.m. units range from €500 to €760. In the centrally located Koukaki neighborhood, monthly rents for 35 sq.m. properties fall between €550 and €700. Pagrati, another popular area for students, offers slightly lower prices, between €420 and €650 for a similarly sized flat.

Thessaloniki, Greece’s second-largest city and a major academic hub, shows slightly more affordable prices. A 35 sq.m. apartment in the city center costs between €350 and €500, while a 50 sq.m. property may range from €400 to €550.

In Patras, one of the country’s key student cities, central apartments of around 50 sq.m. typically rent for €400 to €450. Renovated units, however, can reach between €550 and €650, reflecting the demand for upgraded accommodations.

Komotini, home to one of Greece’s universities, remains relatively affordable. Rental prices for 50 sq.m. apartments range from €350 to €420, offering some relief in a landscape of rising costs.
