Foreign buyers are showing a clear shift toward higher-end holiday homes in Greece, with demand for properties priced above 600,000 euros tripling this year. According to a new market analysis by Elxis–At Home in Greece, one of the country’s leading agencies for international buyers, interest in premium construction is driving the sector to new heights.
Despite already notable price increases, foreign demand remains robust. Buyers continue to view Greece as offering strong value and long-term potential, prompting many to pursue more sophisticated homes that enhance their quality of life.
Elxis data shows that in 2025 the average price of a newly built holiday property has climbed to 420,000 euros, up from 360,000 euros in 2024—a 17% rise that has not deterred interest from abroad. “The market isn’t overheating; it’s maturing,” says Elxis CEO Giorgos Gavriilidis. “Annual price growth of 8% to 10% signals depth, resilience, and low risk.”
The shift toward the upper tier is striking. This year, 23.7% of foreign buyers—nearly one in four—are choosing homes valued above 600,000 euros. In 2024, that figure stood at just 7.9%. Greece, once seen primarily as a bargain destination, is increasingly viewed as a stable, trustworthy market.
The mid-range segment, covering homes between 300,000 and 600,000 euros, accounts for 44% of purchases, roughly unchanged from last year. Meanwhile, demand for more affordable properties under has slipped to 32.2%, down from 36.8% in 2024.
This shift is supported by a growing supply of high-quality developments. Speaking at a real estate conference, Gavriilidis explained that Elxis collaborates closely with developers using strict criteria—view, privacy, accessibility from abroad, and proximity to the sea. These standards shape new projects tailored to the expectations of international buyers.
Homes that combine personal enjoyment, solid rental returns, and strong resale potential are increasingly setting the pace—reshaping both demand and future supply in Greece’s evolving holiday-home market.
