Families across Greece are already heading to Thessaloniki in search of student housing, weeks before university admission results are announced, as competition for rental properties intensifies in one of the country’s largest university cities.

With university entrance cut-off scores expected before July 28, many prospective students and their parents have begun visiting real estate agencies and private student residences in an effort to secure accommodation before demand peaks.

According to a survey conducted by Aristotle University of Thessaloniki among 1,000 first-year students, 62% come from outside the city, making student housing one of the biggest challenges for new arrivals each year.

Demand expected to surge after admissions results

Real estate professionals say the busiest period is still ahead, with demand expected to accelerate once university placements are confirmed.

The most sought-after properties are one-bedroom apartments measuring between 34 and 40 square meters, particularly those located near Aristotle University of Thessaloniki and the University of Macedonia. Rental prices for these homes currently range from €500 to €650 per month, while recently renovated properties are typically rented first.

Popular neighborhoods include the city center, Faliro and Martiou. Property advisers also note that the city’s metro network is beginning to influence demand, making districts outside the center increasingly attractive thanks to improved transport connections.

Smaller apartments are also in high demand. Renovated studio flats near the universities typically rent for €400-450 per month, while one-bedroom apartments range between €550 and €600. In neighborhoods such as Botsari, Analipsi and Ippokrateio, rents are generally lower, with studios available for around €350 and one-bedroom apartments costing €500-550.

One property adviser said rental prices have remained broadly stable compared with last year, with only minor fluctuations.

Families warned about rental scams

Real estate professionals are also warning prospective tenants to be cautious of online rental scams involving fake listings and advance payments for properties that do not exist.

Parents and students are advised to request official documentation and receipts before paying any deposit.

Private student residences almost fully booked

Private student accommodation is also experiencing exceptionally strong demand.

One of Thessaloniki’s largest student housing providers reports that its 430 furnished apartments across six buildings are already 99% occupied. The company operates around 800 rooms in total across the city.

Monthly rents range from €400 to €700, with utilities, internet, heating and access to shared facilities included. Reservations begin as early as June, reflecting growing demand for fully serviced accommodation where all expenses are bundled into a single monthly payment.

Around 15% of residents are international students studying at public and private universities in Thessaloniki, including students enrolled in English-language degree programs.
