November payments for thousands of households and pensioners are entering the final stretch. According to the schedule, the rent rebate is expected to be paid to more than one million beneficiaries on November 27, while the 400-euro financial support payment for eligible pensioners is expected toward the end of the month.

The rent rebate is calculated based on rent paid during 2025. The amount equals one-twelfth of the total annual housing cost, with a cap of 800 euros for a primary residence. The amount increases by 50 euros for each dependent child.

How the Rent Rebate Will Be Paid

The payment is made automatically, based on data from tax returns and electronic lease records. However, in some cases, beneficiaries need to submit additional documents to avoid being excluded from the payment.

Specifically, when the landlord is exempt from the obligation to register the lease electronically, the tenant can upload a copy of the handwritten lease that was in effect in 2025, along with proof of rent payments, through the “My Requests” application on myAADE.

The same procedure applies when the landlord submits the lease information form on paper, as may happen in the case of an underage property owner.

Corrections are also provided for beneficiaries who do not appear eligible due to missing or incorrect information about the Regional Unit where they were serving. In these cases, the lease, proof of payment and a certificate from their employer confirming their place of work are required.

AADE Cross-Checks

Before the payment is made, the Independent Authority for Public Revenue (AADE) runs electronic cross-checks to confirm that the lease details match the tax return data.

The checks cover electronic lease records, tenants’ E1 forms and landlords’ E2 forms, sublease data and declarations of unpaid rent.

To calculate the rebate, the higher amount between the rent listed in the active electronic lease and the rent declared by the landlord on the E2 form is used. If unpaid rent has been declared, the calculation is based on the amount shown on the E2.

The rebate is tax-free, non-transferable and cannot be seized. It is not offset against debts to the tax office, the state, municipalities or social security funds.

However, if it is found that the payment was made without entitlement because of inaccurate information in the tax return, the amount will be reclaimed with interest from the date of payment. In addition, the recipient will be excluded from the general rent rebate for the next three years.

Income Criteria for the Rent Rebate

This year’s payment is subject to the higher income limits that have already been passed into law. Specifically:

  • For single taxpayers, annual income must not exceed 25,000 euros.
  • For married couples or civil partners, the limit is 35,000 euros, plus 5,000 euros for each dependent child.
  • For single-parent families, the income limit is 39,000 euros, plus 5,000 euros for each child after the first.

The new limits apply to rebates for rent paid from 2025 onward.

Who Can Receive Two Months’ Rent Back

In addition to the general rebate, there is a special provision for teachers and health care workers serving outside Attica and Thessaloniki. If they meet the required conditions, they can receive an additional rent rebate, bringing their total support to two months’ rent.

As a result, the rebate amount is not the same for all beneficiaries, as it depends on the declared rent, family status and the category the tenant belongs to.
